Selling Real Estate Efficiently in Today’s Market
Prudential New Jersey Properties broker offers tips to effectively market home


NEW PROVIDENCE, NJ (January 7, 2009) – In today’s economic environment, there is one niche group home sellers are going after: first-time buyers.

“Today’s real estate environment is perfect for first-time buyers – whether it’s a young couple or someone who has rented for years – to look into real estate,” says Michael Del Duca, manager of Prudential New Jersey Properties’ New Providence office. “Sellers should be aware of this key demographic and work with an agent to catch their attention.”

Del Duca, who has worked in the real estate industry for nearly three decades, has extensive experience creating successful marketing and advertising plans for sellers in the Union County area. As a broker-manager, he also provides support to the associates in the company’s Springfield Avenue location.

“Sellers that go ‘the extra mile’ will to catch buyers’ attentions should see serious bids being placed on their property,” remarks Del Duca.

Del Duca suggests sellers consider the following tips when placing a home on the market:

• Is The Price Right?: Make sure the home is not overpriced or serious buyers may not take a further look at the listing. Sellers should have their real estate agent set a good price in tune with the market through a Comparative Market Analysis. In addition, take a look at the price of local properties that were recently sold.

• Develop a Seller’s Plan: In today’s Web 2.0 world, it’s no surprise to find that many first-time homebuyers are using the Internet to find their dream home. Look into the online advertising pricing for local newspaper Web sites and create advertising layouts that highlight the most attractive aspects of the property. Real estate professionals with the e-Pro designation have gone through extensive training for Internet-based utilities.

• Offer Irresistible Incentives: In today’s competitive real estate environment, it is important to offer “something extra” to catch a buyer’s attention. By investing in a few inexpensive upgrades – freshly painted rooms, new fixtures or doors – sellers may find more serious buyers viewing their home. Sellers may also want to offer select pieces of furniture they no longer need, such as book case, bed frames, mirror, or window treatments.

“Don’t be discouraged if there are competing homes for sale in your neighborhood,” says Del Duca. “Seek professional advice from a real estate agent to create a marketing plan that will catch any seller’s attention.”

Prudential New Jersey Properties' Summit office collecting for Jersey Cares’ 13th annual coat drive

Company joins forces with the North Central Jersey Association of REALTORS®
and Columbia High School to benefit families-in-need



SUMMIT, NJ (December 18, 2008) – Through Jersey Cares’ 13th annual coat drive, Prudential New Jersey Properties’ Summit office is currently collecting coats, along with other winter items, to benefit at-risk individuals.

The office – located at 429 Springfield Avenue – will accept donations of gently used coats, gloves, scarves, sweaters, and hats through Jan. 14. Working in conjunction with the North Central Jersey Association of REALTORS® and Columbia High School in Maplewood, the Prudential associates and brokers will transport the items to the Community FoodBank of New Jersey.

“In light of today’s economic environment, it’s especially important that we come together as a community to help provide for individuals who need some extra care this year,” says Susan Falk, Prudential New Jersey Properties’ Summit associate. “It’s our goal to spread some holiday cheer and warmth.”

The coat drive comes on the heels of a variety of ongoing projects that the Summit office has spearheaded within the community. Most recently, the office collected items for babies and toddlers for the ABC Area Baby Center. In addition, the Summit brokers and associates donated their time in early December to guide local residents through the Holiday House Tour to benefit Reeves-Reed Arboretum.

Susan Hoagland to work with Embrace Kids Foundation



METUCHEN, NJ (December 16, 2008) – Embrace Kids Foundation has appointed Prudential New Jersey Properties’ Metuchen office associate Susan Hoagland to its Board of Directors. The New Brunswick-based non-profit organization assists children with cancer, sickle cell disease, blood disorders, as well as their families.

Prudential New Jersey Properties’ Martinsville office recognized among the top three Prudential real estate offices in Northern Region
Prudential Real Estate Affiliates acknowledges their best offices for closed residential units in the Northern Region

MARTINSVILLE, NJ (December 9, 2008) – Prudential New Jersey Properties’ Martinsville office was recognized by Prudential Real Estate Affiliates (PREA) as being among the top three offices for gross commission income in the Northern Region for the 3rd quarter of 2008. PREA is the nationwide network of Prudential real estate companies.

The Northern Region encompasses PREA affiliates in Connecticut, Delaware, Maine, Maryland, Massachusetts, New Hampshire, New Jersey, New York, Pennsylvania, Rhode Island and Vermont.

The Martinsville office was also honored by PREA for its high performance in closed residential units in the 2nd quarter.
