Prudential New Jersey Properties Sees Strong Interest in Real Estate Careers

Prudential New Jersey Properties starts 2007 by graduating 20 new sales associates
from exclusive training program

SOMERSET, NJ (January 31, 2007) – Despite a changing market, Prudential New Jersey Properties continues to see strong interest in real estate careers. Today, the company will graduate 20 sales associates from its exclusive and comprehensive Academy Sales Training Program, welcoming them to its team of more than 700 sales professionals.

“It’s true that the New Jersey real estate market is in transition, but for the most part, the changes have created a much healthier and balanced environment,” says Bruce Graham, director of Career Development at Prudential New Jersey Properties. “Many people are searching for a career that gives them control of their future and rewards them in direct proportion to how hard and well they work.”

New sales associates at Prudential New Jersey Properties are encouraged to participate in Academy Sales Training, which hones skills for both veteran associates and those new to the industry. The program—which runs eight times each year— is designed to immerse new sales professionals in the company’s culture and simulate real estate situations to help them develop various skills key to building a successful real estate career.

“It’s not uncommon for some agents to record their first transaction before even completing the Academy Sales Training Program,” Graham notes.

The program — which typically runs for three weeks — also features a “spaced training” model – a method that extends the learning period over four to six weeks, allowing agents time to practice in the field. Agents then return to the training environment to be debriefed and have their progress re-evaluated. Utilized by Prudential New Jersey Properties for years, this method helps agents begin generating income sooner than more traditional, condensed training programs.

Sales associates at PNJP also have access to extensive educational resources, in many cases free of charge, through Prudential University on Tour—a series of ongoing programs and educational workshops sponsored by the company or the Prudential Tristate Network, an alliance of the top Prudential Real Estate Affiliates in the metropolitan area. To encourage continuing education and professional development, the company, in conjunction with the brand, also sponsors free training seminars nationwide.

To support the efforts of its sales associates on a daily, ongoing basis, Prudential New Jersey Properties hosts a robust Intranet site—the Agent Resource Center. The website provides links to their multiple listing services and access to their lead management system, print-on-demand marketing center, family of services information and all transaction documents. Prudential Real Estate Affiliates complements Prudential New Jersey Properties’ support network by providing a national Intranet site that gives sales professionals access to all brand information and cutting-edge technology solutions.

Is Remodeling Your Home In Your Future?
By A. Michael Del Duca
Manager, Prudential New Jersey Properties New Providence Office

Thinking about remodeling your home? You’re not alone. Over the last decade, rising home values and favorable interest have allowed homeowners to tap into equity to upgrade their property. Homeowners spent over $160 billion on home
improvements this year, according to the Joint Center for Housing Studies of Harvard University.

So where do you begin? Here are a few things to consider:

• First, determine the motivation behind your remodeling. Is it to add more space, modernize, improve energy efficiency or increase your home’s resale value? Once you decide what you want to accomplish, prioritize your project list. Start gathering ideas by looking at magazines, Web sites and watching home improvement shows.

• Next, determine your budget. Will you hire a professional or do it yourself? Unless you have the proper skills, you may want to leave the larger projects, such as knocking out walls or major plumbing, to professionals. And keep in mind, doing smaller projects yourself can be more economical and rewarding.

On a limited budget, but still want to update your home? Consider these small improvements, which have a huge impact on a home with a limited amount of elbow grease required:

• A fresh coat of paint on the walls or new flooring can give your home an updated look and add value. Modernize by exchanging carpeting for hard surfaces, such as wood, ceramic or laminate. If you like the look and feel of carpeting, replace the old pea green shag with a trendier Berber or plush in a neutral color.

• Other small changes that can make a big difference are installing new light fixtures, cabinet hardware and doorknobs. In the kitchen, replace appliances with up-to-date models or add a tile backsplash. You can even create a spa feel in the bathroom by installing multiple showerheads.

No matter how big or small your remodeling project, you want to be careful not to “over improve” your home for the neighborhood. If your goal is to increase resale value, make sure that your improvements are in line with similar homes as to prevent your property from becoming the most expensive on the block. It’s less likely that you’ll get a good return on your investments if your home is priced well above the other homes in your neighborhood.

Be sure to take a look at resale properties in your neighborhood and compare them to newer ones. You can work with a real estate professional to get similar data and guidance on the type of options and upgrades that can add value to your property.

Also, don’t concentrate just on one room. Why have an upscale master suite or gourmet kitchen when the rest of the home still has an ‘80s look? A home’s ambiance should be seamless throughout.

And last, although your home is an investment, it’s important that you are able to enjoy it. Whatever remodeling projects you undertake, make sure the final results make it a house you are proud to call home.

Mike Del Duca can be reached at 908-464-5200. Prudential New Jersey Properties is an independently owned and operated member of Prudential Real Estate Affiliates, Inc., a Prudential Financial company. Equal Housing Opportunity.

Three Prudential New Jersey Properties Sales Associates Honored as Top Real Estate Professionals

SOMERSET, NJ (January 23, 2007) — Honored by California-based Quality Service Certification, Inc., an advocate for consumer-oriented quality service in the real estate industry, three Prudential New Jersey Properties sales associates have been named “The Best in Business.” Announced in the September/October issue of The Real Estate Professional Magazine, the three associates are John Hylkema, from the Clinton office, Patricia Bowers, of the Caldwell office, and Sandra Franchino, from the Hillsborough office.

Recognizing the top 260 real estate professionals across North America, from a pool of more than 25,000 professional members, “The Best in Business” awards are based on customer satisfaction ratings, number of surveys sent and number of surveys returned. From June 1, 2005 to June 30, 2006, all winning associates averaged more than 30 closed transactions, with 90 percent of those receiving a perfect 5.0 CSR score.

“The Best in Business award is particularly special because it’s based purely on client satisfaction,” says William O. Keleher Jr., chairman and CEO of Prudential New Jersey Properties. “This honor recognizes John, Patricia and Sandra for their outstanding customer care and is a testament to the services they, as Prudential New Jersey Properties sales associates, provide.”

A real estate professional since 1995, Hylkema is no stranger to awards. His extensive list of honors includes Silver Level membership in the New Jersey Association of Realtors® 2005 Circle of Excellence Sales Club and Gold Level membership in Prudential Real Estate’s prestigious 2005 Chairman’s Circle. He is also a recipient of the 2005 Quality Service Platinum Award, the highest level of service achievement in the real estate industry. Prudential New Jersey Properties’ Roxbury Office Announces Relocation to Township’s Succasunna Section

ROXBURY, NJ (January 8, 2007) - After 25 years in the Landing area of Roxbury Township, the Prudential New Jersey Properties’ Roxbury Office will be moving to the township’s Succasunna section. The new office will be located at 499 Route 10, on the corner of Mary Louis Drive.

“Our new office will give our clients a more accessible location while providing us more exposure within the Roxbury community,” said Bernie Goodman, Roxbury office manager. “The new space will feature state-of-the-art technology that will help us more efficiently serve both our buyers and sellers.”

Two buildings were demolished to make way for the large one story building that will house the Roxbury office of Prudential New Jersey Properties. The entire office — including furniture, computers and other equipment —will be brand new. The advanced technology will include wireless internet connection and high-end color printers — giving associates the ability to print quality marketing materials immediately, on site.

The office expects to have the grand opening in end of February, when all 27 full time associates will have relocated to Succasunna. There are also plans to increase the size of its staff, with the office currently conducting interviews for available sales associate positions
