What To Do When Your Home Isn't Selling
Real Estate Expert Offers Helpful Tips
LEDGEWOOD, NJ (October 18, 2007) — With over eight years in the real estate industry, Laura Jecker understands the challenges facing Sussex County home sellers.
“Many sellers expect a fast sale, and then find themselves still waiting for an offer six months later,” says Jecker. “Although we often blame the market, sometimes the problem is with the property itself.”
Based out of Roxbury’s Prudential New Jersey Properties office, Jecker has helped hundreds of Sussex County residents buy and sell real estate. As an Accredited Sellers Representative, she has developed her own marketing techniques that successfully sell properties throughout northern New Jersey.
“Home owners should consult a real estate professional to develop a customized marketing plan for their properties,” says Jecker. “We know how to effectively increase the number of times a home gets shown, and that can ultimately result in a faster sale.”
Jecker advises homeowners to consider the following:
• Accurate Pricing – A house priced at market value piques the interest of real estate professionals and buyers, while overpricing chases them away. Even if the seller adjusts the price later, it’s difficult to recapture people’s interest. Home sellers should depend on factual reference points, such as an appraisal or Comparable Market Analysis, to help estimate market value. Real estate professionals can prepare “comparables” by examining similar properties that recently sold in the same neighborhood. This is the best way to arrive at a realistic asking price.
• Insufficient Exposure – Before home owners try to sell their property without assistance, they should consider all the services a real estate agent can offer. Sales professionals can develop effective marketing strategies to give a property maximum exposure, including open houses, yard signs, multiple listing services, newspaper ads, the Internet, and brochures. A study reported by the National Association of REALTORS® found that buyers were most likely to learn about the home they purchased through a real estate agent.
• Appearances of a Home – Buyers may see an average of seven to eight homes in a single day. So, sellers can’t rely on buyers to use their imagination; they need to capture their attention. Real estate professional have experience in rearranging furniture and eliminating clutter to help homes appear more spacious, brighter, and cheerful. Little home improvements, like a freshly painted door or well-kept lawn, always appeal to potential buyers.
• Terms of Sale – Even if a property is accurately priced, a buyer will walk away if the terms of sale are debatable. Home owners should consult a real estate professional to evaluate how the terms or conditions of a sale can impact a potential sale.
• Less-than-desirable neighborhood – No one can force their neighbors to mow the lawn. Instead, home owners should become active in the upkeep in their communities. Joining a town’s beautification organization will not only help eliminate eyesores, but boost property value as well.
• Timing – The real estate industry is constantly changing. Sometimes, all it takes is waiting for the right buyer to walk into a home. With the current market conditions, New Jersey home sellers should not be concerned if they have not received an offer in the first four months.

Sisters Network of Central New Jersey Moves Headquarters to Franklin Township Estate
Relocates to sprawling, 3.1-acre Somerset County site, with help from Prudential New Jersey Properties realtors
FRANKLIN TOWNSHIP, NJ (October 10, 2007) – Thanks to Prudential New Jersey Properties, one chapter of the nation’s only African American breast cancer survivorship organization has a new home from which to carry out its mission. The Sisters Network of Central New Jersey (SNCNJ) has now established its headquarters on a large, picturesque Franklin Township estate.
“We may be moving to a new place, but we are taking our goals and mission with us,” said Dorothy Reed, president of SNCNJ.
The SNCNJ employed the assistance of Prudential New Jersey Properties’ Hillsborough office sales associates Valerie Chatman and Elsie Howard.
To find a location to expand its headquarters, Lareatha Payne, vice president of SNCNJ and a breast cancer survivor, contacted Chatman, her long time REALTOR® and a former colleague. The organization, and its goals, had outgrown and outsized its previous location -- a store front in Somerset.
“It was a good place to start their organization,” said Chatman. “But a store front is not an ideal place for a woman recovering from breast cancer. They needed a better place to relax and get better.”
Chatman enlisted the help of Howard to help SNCNJ find the perfect home.
“Valerie and I have been involved in the community for almost 30 years,” said Howard. “The members of the Sisters Network are our friends and we wanted to support them in any way possible.”
When Chatman and Howard, along with Sylvia Conley, SNCNJ’s treasurer, and Bebe Major, SNCNJ’s public relations director, came across the charming estate built in 1780, they knew it would be a perfect fit.
Located in a secluded area of Franklin Township, the colonial style house has four bedrooms and two-and-a-half bathrooms. The 4,000-square-foot home boasts a large break room with a 25-foot high ceiling lined with windows to overlook 3.1 acres of property.
“The whole house has a very relaxing, cozy feel to it,” said Chatman. “It had little feminine touches – like pink and white décor – that made it the perfect retreat for women.”
The 1201 Hamilton Street home was listed by Brian Jannone, Prudential New Jersey Properties’ broker associate. Jannone was assisted by Lidia Gabinelli, a sales associate on Jannone’s team.
Conley acted as the liaison between sellers, agents, banks, attorneys, and the Sisters Network.
“It was a lot of work but the reward was tremendous,” said Conley. “I just knew that this house was perfect for our headquarters.”
The property had various interested prospects, including builders, developers, and other organizations. But the property’s owners, Howard Levine and John Mullen, believed the SNCNJ was the perfect fit for the estate.
“A lot of people just wanted to knock the house down and use the property,” said Mullen. “Unfortunately, we couldn’t protect it by having it preserved as historical because it had been modified.”
In 2001, Mullen and Levine commissioned an architectural historian to verify research Levine had conducted on the house. The home was originally built as a farm in 1780 but transformed into a summer cottage in the late nineteenth century by J. August Lienau, son of famed Danish architect Detlef Lienau.
“The house has so much history,” said Gabinelli. “I wanted to make sure that Howard and John were satisfied with the buyer.”
Gabinelli worked tirelessly to find a buyer who would utilize all the estate had to offer. She found the perfect match with fellow Prudential New Jersey Properties’ sales associates Chatman and Howard and the Sisters Network.
“The property has a spirit of its own,” said Gabinelli. “I knew that it had not finished doing its job for society.”
“It’s always a ‘win-win’ when you can find a buyer for a home,” said Brian Jannone, the estate’s broker. “But this is truly a success story. I’m glad we can include our colleagues from the Hillsborough office in this victory.”
While the deal took some time to accomplish, both parties finally agreed to an August 10 closing date. To celebrate their success and their new headquarters, the members of SNCNJ wore pink outfits at the closing.
“It was absolutely amazing to see the support these women have for each other,” said Gabinelli.
But the work is just beginning.
“There is a lot to be done,” said Payne. “We need to bring in couches, chairs, tables and little elements that just make a house feel like a home.”
Howard donated a pink and white sofa to help ease SNCNJ’s costs. Mullen and Levine also left different pieces of their own furnishings including the original mahogany breakfront.
“It’s a piece of the house’s history,” said Mullen. “It stays with the family that currently lives there.”
On top of the usual hassles of moving, SNCNJ will now be responsible for the upkeep of the aging mini mansion. To offset the increasing costs, the organization is currently accepting donations.
“Any donor who contributes $500 or more will have their name put on our ‘Wall of Appreciation’,” said Payne.
The SNCNJ is a non profit organization founded to increase attention on the impact breast cancer has in the African-American community. It also provides breast cancer resources and awareness among African-American women and assists those affected by breast cancer. The central Jersey chapter was formed in January 2000 by Reed, Payne, Rosa Davis and the late Pearl Grace.
“African-American women have the lowest incidences of breast cancer but the highest mortality rate,” said Payne. “Our new headquarters will allow us to reach out, educate, and provide more services to our community.”
In addition to education awareness, the SNCNJ raises funds for members of the community who need financial assistance for cancer-related care. Last year, SNCNJ used proceeds from its Robyn Collins Memorial 5K Walk for Breast Cancer Awareness to finance reconstruction surgery for an under-insured, divorced mother. SNCNJ hosted its third annual breast cancer walk on October 6 in Franklin Township.
The organization plans to have the facility fully functioning by the end of this year.
