achieves career milestone with seventh consecutive award
SOMERSET, NJ (October 23, 2008) – It’s lucky number seven for South Bound Brook resident Brian Jannone.
A broker-associate with Prudential New Jersey Properties’ Martinsville office, Jannone was named the Number One Agent on a companywide basis for achieving the highest number of listings and sales in 2007. It is the seventh time the company has honored Jannone for his high sales performance.

‘Green’ Real Estate Trends Here to Stay
Environmentally-friendly New Providence associate weighs in on latest in “eco-housing”
NEW PROVIDENCE, NJ (October 20, 2008) – According to Prudential New Jersey Properties’ associate John Carroll, homes that are environmentally friendly and energy efficient sell 18 percent more quickly than the average home, and for up to 25 percent higher value.
“Green homes are the newest trend in the real estate market, and they are here to stay,” says Carroll. “Today’s buyers are looking for properties with household items that are energy efficient and potentially reduce the costs of utilities while providing a higher standard of indoor air quality.”
Carroll – who is a certified EcoBroker, a program administered by the Association of Energy and Environmental Real Estate Professionals – has worked with buyers and sellers throughout Union County select environmentally-friendly housing options. He specializes in federal and state eco programs, as well as green building certifications.
“There are government-backed mortgage programs available to buyers looking to purchase a home with green utilities that improve the efficiency of the heating and air conditioning systems,” says Carroll. “On the flip side, sellers also have access to discounted loan and rebate programs that provide assistance in buying and installing these appliances, and can typically sell their home quickly.”
Several councils have developed their own rating systems to certify green housing, include the Leadership in Energy and Environmental Design (LEED), which has its Green Building Rating System™. Requirements are dependent on a variety of factors and are tailored for new construction, existing buildings, commercial interior, schools, retail, and healthcare.
“A great way to give a home a green makeover is by replacing old appliances with ENERGY STAR qualified products,” says Carroll. “You can even reduce your carbon footprint – and monthly bills –simply by switching to compact fluorescent light bulbs, from incandescent.”

NEW PROVIDENCE (October 15, 2008) – Union County officials honored one of New Jersey’s first home to achieve “Gold Status” from the Leadership in Energy and Environmental Design (LEED) organization with a ribbon cutting ceremony.
The house – located on 2nd Avenue in Garwood – was built by Robie J. Wood, AIA, of JPR Wood & Architects and Builders. Known as the “Eco-Cape,” the property is currently for sale, listed by Prudential New Jersey Properties associate John Carroll, under MLS # 2585573.
Michael Del Duca – manager of Prudential New Jersey Properties’ New Providence office – began the ceremony by cutting the green ribbon tied to the home’s front porch with support from residents and local business leaders. The event coincided with a statewide Green Open House Tour coordinated by the Northeast Sustainable Energy Association.
“The ultimate objective was to build a home that contributes towards an improved environment,” explains Wood. “The ‘Eco-Cape’ accomplishes this with high efficiency systems and environmentally friendly sustainable materials that combine to reduce energy consumption while providing the highest standard of indoor air quality.”

SOMERSET, NJ (October 9, 2008) – Prudential New Jersey Properties has named New Providence resident Mike Del Duca the company’s Manager of the Year, recognizing him for his ability to motivate real estate sales professionals and increasing his office’s productivity.
Under Del Duca’s management, the Springfield Avenue office increased its gross closed income by more than 13 percent in 2007, while bringing additional associates to the company. His sales associates and broker-associates also amplified their total listings, net pended units, and closed units.

Prudential New Jersey Properties honors Metuchen resident as company’s Humanitarian of the Year
Real estate industry veteran recognized for community outreach and volunteer efforts
SOMERSET, NJ (October 8, 2008) – Prudential New Jersey Properties has honored Metuchen resident Margaret “Maggy” Cook with the company’s 2007 Humanitarian of the Year award, recognizing her ongoing philanthropic and volunteer efforts.
“Maggy is an altruistic individual with a passion for assisting those in the community who need it most,” said William O. Keleher, chairman and CEO of Prudential New Jersey Properties. “Her selfless commitment to participating in organizations that make a difference in people’s lives is astounding.”
In addition to her full-time career as a REALTOR®-associate, Cook serves as the Metuchen office’s Sunshine Kids liaison. Under her direction, the Amboy Avenue office hosted six fundraisers in 2007 to benefit “The Kids” – a non profit organization that bring positive group activities to children with cancer throughout North America.
“Maggy motivates everyone in the office to get involved, and connects local residents with charitable causes,” said Dottie Winhold, manager of the Metuchen office. “She always puts others before herself, whether it is working with a non-profit organization, or a client.”
Cook assists Metuchen High School with its Project Graduation events, which provide a safe, drug-and-alcohol free environment for seniors on the night of their graduation. In addition, she made the costumes for the school’s spring musical Guys and Dolls. Cook is also actively involved with the First Presbyterian Church of Metuchen, where she serves as a deacon and contributes to its outreach and ministry activities.
Cook also volunteers with several local Metuchen associations, including the Cultural Arts Commission and the Metuchen Concierge. Cook is also on the board of directors for the Metuchen Area Chamber of Commerce and serves on several committees for the Middlesex County Association of REALTORS®.

Myriam E. Pulaski – 12-year industry veteran – joins Westfield office
