In her new role, Hansche is responsible for overseeing office production, training and coaching the Howell team of sales associates and growing the company’s marketshare and recruitment efforts in the local marketplace.

Making Sense of Real Estate Jargon

You’ve probably come across it while skimming through the real estate section of the paper: an advertisement for a home on the market with a description written out in a bunch jumbled words and letters. You’re lucky if you can make sense of the headline, let alone the details of the house.
This complex jargon was developed by real estate
professionals who were looking for a way to communication with each other more efficiently. They ended up developing their own language, full of acronyms and phrases difficult to understand by “outsiders.” For the first-time homebuyer — and even some veterans — making sense of property listings can sometimes feel like you’re deciphering the DaVinci Code.
Take a look at the sample real estate listing below:
2,500 sf on a c-d-s, 2BR, 2.5BA, CA, spac grt rm w/ wbfp, grmet kit, det gar
Looks a lot like alphabet soup. However, using this type of abbreviated description saves valuable advertising space. Here are a few acronyms you’ll probably encounter in the local newspaper:
• AC or A/C: air conditioning
• BA: bathroom
• BR: bedroom
• CA: central air
• C-D-S: cul de sac
• DET: detached
• DK: deck
• EIK: eat-in kitchen
• F/FIN BSMT: finished basement
• FDR: formal dining room
• FP, frplc: fireplace
• GAR: garage
• GRMT KIT: gourmet kitchen
• GRT RM: great room
• HDW, HWF, Hdwd: hardwood floors
• HOA: home owners association
• LR: living room
• KIT: kitchen
• OFC: office
• PVT: private
• SF: square feet
• SPAC: spacious
• VW, VU: view
• WBFP: wood-burning fireplace
In addition to the abbreviations in property listings, here are a few other common terms you should learn.
FSBO—For Sale By Owner. This term refers to a property a homeowner is trying to sell independent of a real estate professional.
MLS—Multiple Listing Service. MLS’s are comprised of a group of real estate brokers who have agreed to share their property listings. This listing is then provided to the group through a database or directory. If you are buying a home, this is the service that your sales professional will use to search for potential homes. If you are selling a property, your real estate professional can list your home through the MLS. For-Sale-By-Owner (FSBO) properties are typically not listed through the MLS.
CMA—Comparative Marketing Analysis. This analysis is an informal assessment of a property’s market value. This is one of the tools your real estate professional can use to help you determine a reasonable listing price. Typically, the CMA compares your property with similar properties that have sold in your area within a certain time frame. Besides purchase price, some of the information used for the CMA includes the number of bedrooms and baths, approximate square footage, size of major rooms, amenities such as fireplaces and pools, age of the home, and property taxes.
During the real estate process, you’ll more than likely come across additional acronyms. Make sure to ask your real estate professional to explain any terms you are unfamiliar with, to prevent any unwanted surprises.
And by the way, after you understand real estate jargon, the listing above will look like this:
2,500 square-foot home on a cul-de-sac, with two bedrooms and two and a half baths, central air,
a spacious great room with a wood-burning fireplace, a gourmet kitchen and detached garage.

SOMERSET, NJ (February 6, 2007)- Prudential New Jersey Properties, the state’s largest Prudential Real Estate Affiliate, is sponsoring their Fifth Annual Golf Invitational to benefit The Sunshine Kids Foundation on Monday, June 4, 2007, at Fiddler’s Elbow Country Club in Bedminster, NJ. The Sunshine Kids Foundation is a non-profit organization dedicated to providing positive group activities and emotional support for children with cancer.
Former NJ Governor Christie Todd Whitman will be the first honorary chairperson of the tournament. Other notable attendees include Art Ryan, chairman and CEO of Prudential Financial; John Bolaris, WCBS-TV meteorologist; and television and movie star G.W. Bailey, who currently stars in the hit TNT television series, “The Closer,” and serves as Executive Director of The Sunshine Kids Foundation.
“I have always been sensitive to causes that assist children with cancer,” noted Whitman. “During the years I’ve attended Prudential New Jersey Properties’ Golf Invitational, the Sunshine Kids committee has shown their energy and compassion with this wonderful event. I am excited about being their first honorary chairperson and I look forward to attending and doing my part to help this extremely worthy cause.”
The first four Prudential New Jersey Properties/Sunshine Kids Foundation Golf Invitationals raised more than $150,000 for the non-profit organization. In 2006 alone, Prudential Real Estate’s nationwide fundraising efforts for the Sunshine Kids exceeded $2.5 million.
“This annual golf tournament continues to be a great opportunity to raise awareness and money for a foundation that truly makes a difference in the lives of children with cancer,” says William O. Keleher, Jr., chairman and CEO of Prudential New Jersey Properties. “Each year the event grows larger, thanks to the extraordinary efforts of Dillon Bryant and Courtney Orlando, our event founders, our dedicated team of volunteers and increasing support from local communities and businesses.”

The tournament welcomes golf enthusiasts of all ages and levels to participate.
