National trends not reflected in New Jersey real estate market
Mother-daughter real estate duo prove the industry is still strong

LIVINGSTON, NJ (March 10, 2008) – Like mother, like daughter.

And with mortgage rates at a historic low, the Spear Team, a mother-daughter real estate team with Prudential New Jersey Properties, believes right now is the perfect time to invest in real estate.

“National housing trends aren’t always reflected in local real estate markets, like in New Jersey’s case,” says team’s senior member Renee. “This is a very “localized” industry, and country-wide averages don’t necessarily paint a realistic picture.”

In 2007, the National Association of REALTORS® (NAR) reported 5.66 million homes sold, the fifth highest number of annual sales recorded in the organization’s history. Daughter Jilli – a former marketing executive – believes the national statics available to the public don’t reflect local trends.

Keep Your Empty House Full of Potential Buyers
Union County Broker Offers Tips to Sell Vacant Properties

NEW PROVIDENCE, NJ (March 3, 2008) – Planning to put your home on the market is a difficult decision to make, especially when offers aren’t made as fast as you would like. Sellers can be distressed when their home has not sold within a few months, and they need to leave the house vacant.

“Selling properties quickly is a challenge not only for agents, but for the seller as well,” says Mike Del Duca, Prudential New Jersey Properties’ New Providence office manager. “When a home is still on the market after six months, there is frustration, and sellers are often surprised that their home has not been sold.”

With over twenty years of real estate industry experience, Del Duca suggests seven key strategies to hasten a sale and protect the property during the process:

Create an Ambiance – While having a spacious appearance is nice, leave a few pieces of furniture and keep the window treatments in place. Leaving a room empty tends to appear smaller than it really is, and does not allow the prospective buyers to get a sense of scale.

Minimize Imperfections – When furniture, rugs and decorations are still in place, they tend to hide the flaws. However, if furniture is removed, every blemish and bruise is exposed. In this case, have the house cleaned and painted to perfection.

Keep It Neutral – Repaint bright and bold colored rooms to neutral tones. This will create simplicity, an appealing contrast to loud colors.

Avoid Vandalism – A vacant home is a target for vandalism; to avoid unwelcomed visitors, give the house a “lived-in” look. Make sure lights are on timers, have a neighbor collect mail and park a car in the driveway. Depending on the season, continue to use a gardening service and have the walkways and driveway cleared at all times.

Hire a House Sitter – If available, consider hiring a home manager. Most house sitting services require home managers to mow the lawn, shovel snow, and upkeep the utilities. Having someone living on-site discourages vandalism, protects against deterioration, and may even reduce insurance costs.

Keep Utilities Connected – Depending on the season, have the thermostat set at a comfortable level. You want potential buyers to be relaxed, not in a rush to get out of a home that is too hot or cold.

Review Your Insurance Policy – Review the homeowner’s insurance policy with the agent to determine what the stipulations and coverage guidelines are pertaining to your vacant home.

“The best thing an owner of a vacant property can do is contact a real estate professional,” says Del Duca. “Our associates receive specific training on how to properly maintain and market an empty home.”
