Prudential New Jersey Properties Exceeds Fund-Raising Goal for the Sunshine Kids
Full-Service Real Estate Company Raises $104,000 in 2007
SOMERSET, NJ (April 29, 2008) – Walt Streightiff wrote, “There are no seven wonders of the world in the eyes of a child. There are seven million.” For one New Jersey company, keeping these wonders alive for kids with cancer is an ongoing commitment.
As a long-time supporter of The Sunshine Kids – a non-profit organization that brings positive group activities to children with cancer throughout North America – Prudential New Jersey Properties raised more than $104,000 for the organization, exceeding its original goal of $100,000. Over the past seven years, Prudential New Jersey Properties – the second-largest independently-owned, full-service, residential real estate company – has raised approximately half a million dollars for “The Kids.”
“I was really humbled by the spirit of giving within our Prudential New Jersey Properties family,” said William O. Keleher, Jr., the company’s chairman and CEO. “Our managers and associates volunteered countless hours to help us surpass our goal, which resulted in our biggest and best fund raising year ever.”
In the spring of 1991, Prudential Real Estate Affiliates – the nationwide network of Prudential real estate companies – adopted the Sunshine Kids as a network-wide charity. As the foundation of choice for the affiliates, the Sunshine Kids foundation received more than $2.2 million from fund-raising efforts throughout the affiliate network in 2007. Prudential New Jersey Properties ranked seventh among Prudential Real Estate’s top 20 contributing companies last year.
The year’s biggest fund-raiser — Prudential New Jersey Properties’ 5th Annual Golf Tournament —contributed $40,000 to the company’s fund-raising success. Former New Jersey Governor Christie Todd Whitman was the honorary chairperson of the tournament, while other notable participants included Art Ryan, former chairman and CEO of Prudential Financial, John Bolaris, WCBS-TV meteorologist, and television and movie star G.W. Bailey, who currently stars in the hit TV series “The Closer.” In total, the first four golf invitationals raised nearly $200,000 for the non-profit organization.
Established in 1982, the Sunshine Kids provides young cancer patients with opportunities to participate in positive group activities that promote self-esteem, personal accomplishment and fun. Personal contributions, corporations and foundations fund the Sunshine Kids, making its activities completely free of charge to the children’s families and hospitals.

Agents receive customer service awards from Quality Service Certification, Inc.

Simple Selling Tips For a Buyer’s Market
Union County real estate expert gives advice for seller success
NEW PROVIDENCE, NJ (April 14, 2008) – In today’s real estate market, every little thing counts.
“Sellers need to put a little extra into everything they do when it comes to physically marketing their home,” says Mike Del Duca, manager of Prudential New Jersey Properties’ New Providence office. “Current market conditions allow buyers room to be very selective and negotiate, in their favor.”
While staying on top of the latest real estate trends and tools is very important, Del Duca also suggests doing a full inspection of a property to find where the hidden flaws may lay.
“When the decision is made to sell a home, sometimes sellers might not see the problems that can arise during the transaction process,” says Del Duca. “A quick, but thorough glance over a property, and its marketing plan, can find the problems before they start.”
Del Duca suggests the following:
Pricing Property – It’s easy to think your home is worth more than the current market may support. To determine a reasonable listing price, get statistics on listing prices, selling prices, and how long the properties in your neighborhood are on the market. Under the guidance of a real estate professional, homeowners can get an accurate market appraisal of property.
Housekeeping – Do a thorough cleaning of the entire home – scrub kitchen and bathroom floors, vacuum and clean the carpets, and straighten up the clutter. If a busy schedule doesn’t allow for some “spring cleaning,” hire a professional to take care of the dirty work. It’s worth the price and can possibly accelerates the selling process.
Fix-it Up – Buyers prefer to move into a home that is in perfect or near-perfect condition. If they have to fix the roof, a broken floor tile, the garage door, or a worn carpet, a potential buyer may reconsider placing a bid. If they decide to go ahead, it may lower the value of the home in a buyer’s mind, as well as what they may bid.
Identify Exclusions – Be sure to specify any special sale exclusions of the transaction, including fixtures and furnishings. Generally, anything permanently fixed to the house is an asset that stays with the home post-sale. If you intend to take your grandmother’s antique chandelier hanging in the dining room, make sure that is clear to your buyer.
Understand Agent Agreements – A real estate transaction will go smoothest when all parties have a clear understanding of what is expected. Understand the various types of agreements when you sign with a real estate professional or company. Be sure to check on fees, commission percentages, marketing plans, and timeframes.
“It’s important for all parties to understand expectations, especially on the sellers’ end,” says Del Duca. “Utilizing the services of a real estate professional can eliminate stress and help homeowners get the best deal possible.”

Raritan Valley Habitat for Humanity honors Prudential New Jersey Properties Martinsville-based sales team
Brian Jannone and colleagues receive 2007 Community Partnership Award
MARTINSVILLE, NJ (April 1, 2008) – While helping his clients find their dream homes, Brian Jannone is also helping the less fortunate build theirs.
The Raritan Valley Habitat for Humanity recently honored Jannone and his Martinsville-based sales team with its 2007 Community Partnership Award for their ongoing contributions. After each completed real estate transaction during the past four years, Jannone – a former mayor of Bound Brook – makes a donation in his clients’ names. In total, the team’s donations surpass more than $5,000.
“As real estate agents, the housing-related issues that face New Jersey’s less fortunate are close to our hearts,” says Jannone. “Our profession comes with many responsibilities, not only to our clients, but to the surrounding community as well.”
As an affiliate of Habitat for Humanity International, the Raritan Valley chapter builds affordable housing for low-income families throughout central New Jersey. Habitat members and volunteers work year-round to raise funds for materials, find new home sites, and assist with property maintenance.
“This award is a remarkable milestone in Brian’s career as a real estate professional and in his personal, ongoing volunteer efforts,” said Nancy Litwin, Martinsville office manager. “The Jannone team is not only committed to its clients, but to improving the communities it serves,”
