The Importance of a Marketing Plan When Selling Your Home

Simply placing a “For Sale” sign on a front lawn rarely creates a line of potential homebuyers. If you really want to attract buyers, you have to market your home well. Getting the most exposure for your home requires a plan with clear objectives and an outline of the resources needed to reach potential buyers.
This plan should be designed around your property and emphasize its most desirable features. Also, being straightforward with your real estate professional is vital. Make sure he or she is aware of the true condition of your home.
Next, you need to determine what marketing options will best reach your desired audience. Generally, there are two audiences you are targeting —home buyers and other real estate professionals. Make sure the plan includes action steps on how to address each group.
To be successful, you should include a variety of marketing strategies. Using only conventional tactics – such as open houses, newspaper ads and direct mail – can limit your outreach. Most homebuyers now begin their home search online. Having a presence on your agent’s Web site and portals, such as Yahoo! Real Estate, gives you worldwide exposure. In addition, you may want to complement the listings with plenty of photos and a virtual tour.
Also, don’t forget the power of email. Sending email fliers or electronic postcards is easy and cost-efficient. Your real estate professional may recommend other marketing tools such as company/broker tours. Work with your real estate professional to determine the best options for your market.
