Three Straight Record-Breaking Months for Prudential New Jersey Properties
From March through May, 2004, company establishes new sales volume standards
SOMERSET, NJ (June 28, 2004) -- Demonstrating the continued strength of the Garden State real estate market, Prudential New Jersey Properties today announced that for three consecutive months - March, April and May 2004 - it has established new company-wide monthly sales volume records.
The streak of record-breaking months began in March, with Prudential New Jersey Properties achieving sales of $241,186,363, surpassing by nearly $10 million its previous best-ever month, April 2002. A total of 602 units were sold in March.
In April, the company improved on its March performance, recording total sales of $247,847,705, with sales of 589 units.
The latest new monthly record was established in May, with total sales for the first time breaking the one-quarter billion-dollar mark, at $257,196,711. Unit sales soared to 610.
“These record results are, first and foremost, the payoff for our continuing efforts to add outstanding sales associates to our company,” says William O. Renewing Newark: Upscale Estates at Shabazz Heights Coming to the South Ward

NEWARK, NJ (June 16, 2004) – New, upscale homes have become rather commonplace in the Garden State.
But there’s a new community taking shape that’s quite different … because it’s located right in the heart of Newark. The Estates at Shabazz Heights, to be constructed in the South Ward, will provide homebuyers with truly upscale, two-family residences, beginning at $310,000. Listed exclusively through Prudential New Jersey Properties’ Livingston office, the initial phase of development will see a total of 21 homes spread out over an area of several blocks along Ridgewood Avenue, Badger Street, West Alpine Avenue, Madison Avenue and Clinton Avenue.

According to initial projections, the project will drive up residential real estate values throughout the South Ward area by an impressive 25 percent.
Construction is slated to begin in the middle of this month, with completion of the first homes slated for autumn of this year. A planned second phase of construction calls for 30 additional homes to eventually be built on nearby property.

Each home in the Estates at Shabazz Heights will feature three distinct stories, with the first two as the primary residence, and the third story as either additional living space or a separate, rental property. All five different models – which range in size from 3,505 square feet to 4,862 square feet – will offer hardwood flooring, brick fronts, decks or patios, landscaping, and wrought iron fencing. Most of the homes will come with fireplaces; some will feature stone fronts.
“For homebuyers, one of the wonderful things about the Estates at Shabazz Heights is the flexibility they’ll offer,” comments Maria Morrison Heningburg, the Livingston-based Prudential New Jersey Properties sales associate who is marketing the homes. “You’ll either choose to spread out over three full stories, or you’ll generate income by renting the top floor, which will have a completely separate entrance.”
The various lots on which the Estates at Shabazz Heights will be built were purchased through a partnership agreement with the City of Newark, which – in support of the creation of affordable South Ward housing options – allowed the developer to acquire the land at a reduced cost.

Prudential New Jersey Properties Welcomes New Agent to Westfield Office
WESTFIELD, NJ (June 3, 2004) – Prudential New Jersey Properties has announced the appointment of Franklin “Frank” M. Bakka, Jr. to the company’s Westfield office.
Bakka, who worked for Prudential Financial, Inc. for 15 years before joining the real estate industry, specializes in the communities of Westfield, Cranford, Clark, Scotch Plains, Fanwood, Garwood and Mountainside.
