Prudential New Jersey Properties Office Manager explains why condos are a great option when looking for a home
NEW PROVIDENCE, NJ (June 30, 2006) - When buyers imagine their future home, the conjured picture in their head is often of a traditional single-family house, complete with a nice size yard and garage. Few people think of a condominium as an option when looking for a new place, even though it’s a great alternative.
But the traditional detached single family home is not the ideal situation for everyone. For those just starting out, condominiums, or “condos”, are a more affordable option than the conventional detached house. Empty nesters may want to downsize and avoid the hassles of yard work and other maintenance. Or it can simply be that the traditional family home doesn’t suit someone’s lifestyle.
There are several styles of condos currently on the market, with the most common being the apartment style property, where the home is in a multi-level building with possible units above, below and on both sides. Offering more privacy, the popular townhouse layout features more than one level and only shares one or two common walls with neighbors.
It’s important to remember that condominium owners only have claim to the space within the walls of their living quarters. Common areas such as hallways, roofs, parking lots, green areas and pools are shared with the other residents in the complex. Each homeowner in the building pays for the maintenance, repairs and upgrades of these common areas through a monthly association fee. This fee also pays for the services of a property management company.
Many condominium complexes offer an assortment of perks like a pool, tennis courts, fitness center and clubhouse. But, of course, with all the benefits of owning a condo, there are some disadvantages worth mentioning. There is a slight decrease in privacy that comes with sharing walls with other units. Also, condo owners are confined to the rules of the building’s community association, which can govern how to display a satellite dish or the type of animals allowed in the complex.
Is a condo the right living arrangement for you? It would be best to weigh the pros and cons before making any decisions. There are also real estate professionals who are familiar with condominiums and regulations and can answer any questions you may have. Condo living isn’t for everyone, but it is surely an attractive option for people who want to own their own home while still maintaining a low maintenance lifestyle.

PRUDENTIAL NEW JERSEY PROPERTIES’ ANNUAL GOLF INVITATIONAL RAISES $40,000 FOR SUNSHINE KIDS FOUNDATION
Celebrities and Business Leaders Gather to Benefit Children With Cancer
WHITEHOUSE STATION, NJ (June 13, 2006) – Prudential New Jersey Properties’ enjoyed record success on Tuesday during its fourth annual golf invitational benefit for the Sunshine Kids Foundation, a non-profit organization dedicated to providing positive group activities and emotional support for children with cancer.
Chaired by Martinsville office sales associates James “Dillon” Bryant and Courtney Orlando, the event gathered 120 golfers to the Stanton Ridge Golf and Country Club in Whitehouse Station, and raised an estimated $40,000 for the organization.
"This is my first Prudential golf tournament and it's great to see that we have this kind of support,” said Mary Billington, The Sunshine Kids Foundation ‘spokes-kid’ for 2006. “Whatever happens, we know that the people at Prudential have our backs."
The day’s activities included a round of golf, a putting contest, reception, silent auction, dinner, award ceremony and raffles. Former New Jersey Governor Christine Todd Whitman, Prudential Real Estate’s Chief Executive Officer John Van Der Wall, WABC-TV Meteorologist Lee Goldberg and the Sunshine Kids’ Executive Director and star of TNT’s “The Closer,” G.W. Bailey were among the event’s honored guests.
“This golf tournament and our involvement with the Sunshine Kids has really grown over the past few years to the point that we now have more than half of our employees donating their own time in one Sunshine Kids fundraiser or another,” says William O. Keleher, Jr., Hunterdon county resident and chairman and CEO of Prudential New Jersey Properties. “And many of these people are now getting involved with the kids themselves, getting to really know them. It’s become something very personal for us.”
As the cornerstone of the company’s fundraising initiatives, Prudential New Jersey Properties’ golf invitational helped raise more than $90,000 for the Sunshine Kids in 2005. Fundraising activities throughout the entire nationwide Prudential Real Estate Network last year generated more than $2 million for the Houston-based foundation.
“Prudential New Jersey Properties is more than just a corporation writing out a check -- it's people, outstanding people, who contribute their own money and their own time to help some very deserving kids," said G.W. Bailey, executive director of The Sunshine Kids Foundation.
The first three Prudential New Jersey Properties / Sunshine Kids golf tournaments, held in 2003, 2004 and 2005, raised a combined total of more than $60,000 for the non-profit organization.
“The more we learned about the Sunshine Kids, the more we wanted to help these amazing youngsters,” said Bryant. “This event gathers a large group of volunteers who work tirelessly to ensure the success of the golf invitational and we are truly proud of all their efforts.”
And according to Chris Brown, co-president of Prudential New Jersey Properties, the event shows no signs of slowing down.
“This golf tournament continues to be a great opportunity to raise funds for this marvelous foundation,” Brown said. “For next year's tournament, we’re just looking for things to keep getting bigger and better.”
