Prudential New Jersey Properties’ Princeton office announces NJAR 2007 Circle of Excellence Award Winners
Four Mercer County-based associates honored for professional accomplishments
PRINCETON, NJ (June 17, 2008) – Prudential New Jersey Properties has honored four sales professionals from its Princeton office for earning the New Jersey Association of REALTORS® (NJAR) Circle of Excellence awards.
Circle of Excellence awards are presented annually to honor the production achievements of NJAR’s REALTOR® members. In total, the company’s Nassau Street location posted one Gold level, and three Silver level award winners.

Lifelong Princeton resident Kenneth “Ken” Verbeyst was recognized with NJAR’s Gold level award. Earlier this year, Prudential Real Estate Affiliates (PREA) – the nationwide network of Prudential real estate companies – also honored him with its Chairman’s Platnium award, recognizing Verbeyst’s inclusion within the top two percent of the network’s approximately 60,000 associates. A licensed broker in New Jersey and Pennsylvania, Verbeyst is also an Environmental Data Research partner.
Debbie Lang – a resident of Montgomery Township – was honored with NJAR’s Silver level award. She was named the Princeton office’s Agent of the Year for achieving the highest number of both listings and sales. Lang was also awarded PREA’s President’s Circle status, recognizing her in the top five percent of associates across the network. Montgomery Township resident Blanche Paul, GRI – a broker-associate with the company – was honored with the NJAR’s Silver level award. A Certified Fine Homes and Relocation Specialist, she was also recognized by PREA with its President’s Circle award, signifying her inclusion in the top eight percent of Prudential real estate professionals across the nation. Prudential New Jersey Properties broker gives tips to determine price range
NEW PROVIDENCE, NJ (June 12, 2008) – In today’s real estate market, determining a homebuyer’s price range is crucial. While mortgage costs take first priority, homeowners sometimes forget about other financial factors, such as property tax, utilities, and maintenance.
“There many monetary responsibilities that come with homeownership that are not recognized during the transaction process,” says Mike Del Duca, manager of Prudential New Jersey Properties’ New Providence office. “Real estate professionals are trained to identify these points, and keep home buyers on track with a budget.”
Based out of the company’s Springfield avenue location, Del Duca has work with homeowners throughout Union County for more than two decades.
“Creating financial guidelines during the home buying process starts with just asking yourself a few questions,” says Del Duca, who suggests thinking about five basic, yet unforeseen, costs:
Utilities — A new home may the increase use and need of gas, electricity, and water. If a buyer is looking for a bigger property, the bills. Don’t forget telephone, trash collection, and cable or satellite bills might also be affected.
Taxes — Property tax rates vary by municipality to fund education, police departments, hospitals, and fire stations. Ask the seller to provide a copy of the previous year’s tax assessment to get a general idea on tax costs and determine if it fits within budget constraints.
Association Dues — In certain developments, homeowner association (HOA) dues are created to maintain common areas and enforce deed restrictions. Homebuyers planning to live in a residential development or neighborhood should factor potential HOA dues into financial arrangements.
Maintenance & Remodeling — Lawn care, pest inspections, carpet cleaning, as well as unexpected repairs are also points to consider. The older a home is, the more maintenance it will require. Adding a personal touch can also add to costs. According to Remodeling Magazine’s 2007 Cost vs. Value Report, the average kitchen remodeling costs approximately $21,000. Whether it’s a minor fix up or a major overhaul, maintenance and remodeling can add up.
Insurance — Homeowner’s insurance varies and is dependent on a wide range of factors. Buyers may also want to consider supplemental insurance, especially if the property is located in an area at high risk for flooding, earthquakes, or other natural disasters. Consult the home’s previous owner on what insurance may be appropriate for the property.
“Planning ahead and budgeting well are important steps to take in the search for your dream home,” says Del Duca. “By determining all the costs associated with homeownership, you can go into your home search with a reasonable price range that will allow you to stay within your budget.”
