Prudential New Jersey Properties to host outdoor dog festival at Horseshoe Lake Island
Roxbury office fundraiser to benefit The Sunshine Kids Foundation

ROXBURY, NJ (September 25, 2008) – Prudential New Jersey Properties’ Roxbury office will host its first annual Walk ‘n’ Wag – an outdoor festival for dogs and their owners – on Horseshoe Lake Island in Succasunna on Oct. 18 from 11 a.m. – 3 p.m.

All proceeds from the event will benefit The Sunshine Kids Foundation, a non-profit organization that provides positive group activities for children with cancer. The event will include a dog costume contest, micro-clipping clinic, grooming stations, “dog-sitting” services, as well as a pet portrait artist.

“Dogs and their families will get to have fun, while supporting the great work of The Sunshine Kids,” says Susan Rieseback, an associate with Prudential New Jersey Properties’ Roxbury office. “Our goal is to bring families together under a common and worthwhile cause.”

Admission is $10 per owner and dog, and $5 for each additional dog, at the entrance. Children five years old and younger are free. Additional donations will also be accepted.

Referral Associates of New Jersey accepting applications
Career opportunities available for new and established real estate professionals

ROXBURY, NJ (September 22, 2008) – Referral Associates of New Jersey (RANJ) – an affiliate company of Prudential New Jersey Properties – is currently accepting applications for real estate-mind individuals interested in referral activities.

For Sale By Owner: 9 percent of New Jersey residents selling homes without real estate professional
Prudential NJ Properties Morristown broker breaks down the transaction process

MORRISTOWN, NJ (September 15, 2008) – According to the New Jersey Association of REALTORS®, nine percent of homes across the state were sold without a realtor in 2007, compared to 10 percent in 2005.

“When a home sells fast without a real estate professional, the transaction is usually between family members or close friends,” says Jeff Halpern, manager of Prudential New Jersey Properties’ Morristown office. “Otherwise, there is a lot of work that goes into selling.”

With more than 20 years of experience in the realty industry, Halpern is a broker and office manager at Prudential New Jersey Properties’ Morristown office. He is also a member of the National Association of REALTORS®, the New Jersey Association of REALTORS®, and the North Central Jersey Association of REALTORS®, where he currently serves as a board member.

“Deciding to put a home up for sale is a big decision, and real estate agents are the most knowledgeable resource a homeowner can turn to for support,” says Halpern. “Our associates are always available to help with, and explain, every detail so clients have less to worry about.”

Halpern has highlighted five main points sellers should consider before putting a “For Sale By Owner” sign on the front lawn:

Research: A huge part of the real estate process is research, not only to justify the pricing of a home but to also present to buyers. Find out the prices of other homes in the area and obtain a Comparative Market Analysis to make sure a property is not over- or under-priced. Potential buyers are also going to want information on the local school district, private and parochial schools nearby, municipal services, and tax rates.

Marketing and Advertising: In today’s market, it is very important to have a marketing and advertising plan that will make a property stand out. Contact advertisement representatives at key newspapers and magazines in the area for placement and ad rates. Also, sellers should read up on Federal and State Fair Housing Laws to make sure their copy doesn’t violate any guidelines set by authorities. Sellers may also want to consider developing a relocation action plan, for buyers who live in a different town or another state.

Financial Issues: Financing options can often make or break a deal. Meet with local banks and lenders to determine alternatives for prospective buyers that you are willing to consider – Federal Housing Assistance loans, Veteran Affairs loans, or Carryback. Once a buyer is secure and financial arrangements have been made, sellers will need to follow-up on mortgage contingency dates, closing dates, and other pertinent information.

Legal Paperwork: It is important to have all legal matters disclosed – especially to the buyer. Real estate agents have received the proper education on how to handle and fill out important paperwork, saving clients the hassle of doing it themselves. Homeowners who decided to forgo utilizing a sales associate must obtain a deposit receipt, offer to purchase form, buyer’s cost sheet, and seller’s disclosure form. While not required by the state, Halpern suggests contacting an attorney to represent and assist “For Sale By Owner” sellers.

“Real estate transactions can often be complicated and very stressful for homeowners who choose to sell without an agent,” says Halpern. “That’s why professionals make themselves readily available to provide assistance with any aspect of the real estate process.”

Fresh Air Fund receives grant for Somerset County operations on behalf of Prudential New Jersey Properties’ Martinsville associate
Hillsborough resident making a difference in the lives of inner-city kids

MARTINSVILLE, NJ (September 8, 2008) – Hillsborough resident Jody Berkowitz – a realtor-associate at Prudential New Jersey Properties’ Martinsville office – was awarded a Prudential CARES grant for her work with the Fresh Air Fund. The organization that has provided more than 1.7 million inner-city kids with two week vacations to the country.

Since 1991, Prudential Real Estate Affiliates has awarded more than $9.6 million in grants through its Prudential CARES Foundation to active and retired associates, who volunteer with non-profit organizations in their communities.

Berkowitz will use the grant money to provide Walmart gift cards to each participating child for the purchase of back-to-school supplies.

“Jody epitomizes real estate professional,” says William O. Keleher, chairman and CEO of Prudential New Jersey Properties. “Not only does she work hard to meet clients’ goals, she goes above and beyond to give back to her community.”

Berkowitz oversees the Fresh Air Fund’s Somerset County, NJ operations, which includes recruiting host families in the area to planning group activities for the children, many who come from New York City. This year, 14 Somerset County families assisted the organization to provide a two-week vacation for Fresh Air Fund kids.

“Jody always puts others before herself, whether it is working with a non-profit organization, or a client,” says Frank Torre, co-manager of the Martinsville office. “This grant is a testament to her dedication when it comes to helping others – as both a real estate professional and a volunteer.”

Berkowitz has been a member of The Jannone Team – led by Brian Jannone, the former mayor of Bound Brook – for the past 14 years. Known for their superior customer service, the team was named “Best Real Estate Team in Central New Jersey” by the Courier News in 2006 and again 2007.

SOMERSET, NJ (September 4, 2008) – Prudential Real Estate Affiliates, Inc., a Prudential Financial, Inc. [NYSE: PRU] company, and Prudential New Jersey Properties announced that Prudential Real Estate ranks “Highest Satisfaction for Home Sellers Among National Full Service Real Estate Firms” in J.D. Power and Associates’ 2008 Home Buyer/Seller StudySM.

The inaugural study measures customer satisfaction of home buyers and sellers with major national real estate companies. Overall satisfaction is determined by examining four factors for the home selling experience: agent (43%); marketing (38%); office (12%); and services (7%).
Among home sellers, Prudential Real Estate achieved a score of 793 on a 1,000-point scale – and Prudential Real Estate received particularly high ratings from customers in the marketing and office factors.

“We are very proud of this distinction, as it underscores the quality of our affiliates and their hard-working sales professionals,” said Laurie Keenan, president of Prudential Real Estate Affiliates, Inc. “Our sales professionals are local experts, and sellers appreciate their ability to market and price homes right -- along with providing exceptional, attentive service.”

The J.D. Power and Associates study finds that despite the popularity of home buying and selling resources on the Internet, the real estate sales professional remains key to customer satisfaction with real estate companies. A large proportion of both home buyers and sellers rely on the Internet to facilitate the buying or selling process, with 68 percent of buyers saying that they used Internet tools to help them in the purchase process and 61 percent of sellers reporting that they used a website listing to market their home. In addition, among sellers, online methods are the most important aspect of marketing.

However, the sales professional carries the greatest importance among the factors that comprise overall satisfaction among both home buyers and sellers.

According to J.D. Power and Associates, although the Internet provides home buyers and sellers with the ability to perform some essential tasks – such as listing a home for sale or researching a neighborhood in which to purchase a home – it still does not replace the importance of a good sales professional. Particularly in an uncertain real estate market, professional advice from sales professionals can be especially valuable to buyers and sellers. The knowledge and expertise provided by experienced sales professionals is an important benefit of using a full-service real estate company.

The study also finds that the average time a respondent’s home remained on the market was slightly more than six months, although home sellers represented by the top-ranking real estate companies report that their homes were on the market for slightly less time – approximately five and a half months, on average.

Satisfaction averages 794 among those customers whose homes sold within five months or less, but declines considerably to an average of 730 among customers whose homes took seven months or longer to sell, the study showed. A real estate company that provides sales professionals who are skilled at determining the appropriate market value and listing price for homes, and who can effectively market properties, can help minimize the time that clients’ homes remain on the market – which can save the seller money, inconvenience and anxiety.

Nearly one-half of respondents in the study (46%) reported using recommendations from family or friends to find their real estate sales professional. Approximately 28 percent used the Internet, 23 percent used a sales professional they had used previously and 11 percent used a printed real estate guide.


The study also reports that home buyers were shown an average of 13 homes before they made a purchase. Home sellers reported that, on average, their home was shown 11 times, and about five open houses were conducted before a sale occurred.

The 2008 Home Buyer/Seller Study includes 3,670 evaluations from 3,205 respondents who bought or sold a home between April 2007 and June 2008.
